I chose this ETF as it seems to be a great income investment. I believe as inflation kicks up; rents will go up with it. I find this to be a great hedge vs inflation and a safe investment class. My main concern is this being a cyclical sector and rising interest rates, but for at least the near term, rents should continue to go up, especially due to the low supply of inventory and supply chain issues making it more difficult for developers to develop new inventory. Additionally, it has a relatively low expense ratio of 12% with the average expense ratio of similar funds appearing to be 1.06% and has very high trading volume.
